My apologies: this is what I get for writing too rapidly in order to get home to my family. Point 6 should have read, "I'm getting a lot of pings from local newspapers that I track that excess demand may be giving way to excess supply in residential housing. Not enough to build a real case, but the tone of many local housing markets has changed in the last few weeks.

I have a number of googlebots that scour the web for real estate data, and the data over the last two weeks from many local residential markets across the country has softened, as reported by qualitative data from local reporters. My thesis is that this will lead estimates of softening in the national statistics. This isn't universal; most markets in Florida, California, and bits of the West and Northeast are still quite strong. But the strength of housing Prices is not as broad as before.
